Paying $350 plus HOA, maybe 20% higher later this year or early next year (they increase every year up to 15-20%)! The HOA is not doing much! Portion of the monthly assessment is for front-yard landscaping, the job quantity went down right away after one year you moved in. Parking violating is another hot topic in this community, HOA is not enforcing parking rules even the rules are stated in the RMV legal documents. Last but not the least, HOA doesn’t have any rules against AIRBNB! No security concerns for the residents.

Would give ZERO stars for their lack of customer service and concern for tenants. Not knowing who to reach out to, we brought a neighborhood issue to The Community of Rancho Mission Viejo on
28436 Airoso Street. After four weeks of not receiving a reply we reached back out and received a snippy answer and had our problem dismissed as a “parking issue” which it isn’t. God forbid he just forward our concern to the right office, but he showed no concern. HOA fees are too high for this lack of support. Happy camping campers.

Love the community! So beautiful, many amenities, many pools, club houses, the sports park, camping, canyon coffee house, and now you can see horses at Rienda on the weekends. Many trails to walk the dogs. We don’t ever want to move from here!

Terrible management by HOA board. Supposed to be elected to represent residents but all they do in rubber stamp management proposals with no regard to impact on residents. Raising Hoa dues again when no reductions are made. Where are cuts to management budgets and mothballed facilities. Have cheap sponsorship signs on facilities like a strip mall. I guess we need new leadership on the board to look out for interests of residents.

The Homeowners Association here is appalling. The fee is high and there is no consistent front yard gardening. Those at the office tell you different information. First were are told it was to be done once a month and then it changed to a four week rotation. They even shut the water off for a month due to a neighbors broken pipe. Plants died especially during the heat wave. It is no one's fault that facilities are not up due to Covid, but this gardening issue is not acceptable. This has been a frustrating experience.

Rancho MMC is the management company for Rancho Mission Viejo and they service all of the local amenities, parks, and other community resources. They do a great job of helping residents and always have been friendly and courteous.

Allow install of items than impact neighbors. Construction on holidays and past 5pm. Cow camp now freeway speeds and bike paths overrun with kids in golf carts.

This is a terrible HOA. It’s very expensive and as they continue to raise HOA dues annually, the quality of service and the property continue to decline. Avoid living under this HOA if possible.
